Fidelity Management’s property management services ensure that physical facilities and grounds are well maintained while providing pristine curb appeal at all times. With a combination of in-house staff and contract service providers we supervise and disburse payment for all maintenance services and repairs. Through established vendor relationships and competitive bidding, our goal is to provide the highest quality work at the best pricing for all facility related expenses.
Personnel make regular inspections, as well as night and inclement weather visits, and are on 24 hour emergency call with a focus on tenant relations.
Fidelity Management tenant coordination consists of:
• Review of tenant construction drawings
• Review of tenant subcontractor insurance coverage
• Review of tenant storefront signage and other signage drawings
• Monitoring of tenant construction at the property
Monitoring of tenant permits and certificates of occupancy
Financial Management and Reporting
Fidelity Management produces detailed monthly financial reporting information through extensive use of MRI.
Rent collection issues and billing questions are a paramount and are handled with an eye on resolving the matter accurately and quickly.
Fidelity Management’s strategy is to establish solid relationships with national and regional retailers, and cultivate local retailers through canvassing and one on one contact.
With access to hundreds of tenants, we have the capability to move quickly and complete transactions expeditiously allowing retailers to open in a short time frame and develop new markets seamlessly.
We can also provide Tenant Mix Recommendations, Lease Renewal Negotiations, Monthly Status Reports, and Lease Expiration Schedules.
We currently manage a portfolio of over 20 properties totaling more than 3 million square feet of retail and office GLA in New Jersey, Connecticut and Maryland.
Fidelity Management’s lease administration services include delivery of possession procedures, lease term commencement / expiration tracking, option renewal tracking, lease and renewal set-up and implementation, processing of lease assignment requests, and processing of estoppel and related tenant requests.
Construction Services and Management
Fidelity Management’s construction department services range from fitting out individual tenant spaces to complete renovation, redevelopment and expansion of an entire center.
In the past few years, we have renovated entire centers and have an in-depth knowledge of every aspect with regard to development and construction.
